Roof Inspections
There are many reason why having a roof inspection is important. In many states,
it is mandatory to have a roof inspection performed when buying a home. In fact,
many lenders will hold off cutting a check until the inspection has been
finalized. Other reasons involve regular maintenance checks and replacement
procedures.
Depending on where you live, a properly ventilated roof will typically last 20
years or more. This lifespan decreases for regions that receive a lot of heavy
snowfall. In these areas, the roof may have to be replaced every five years or
so. Roof replacement can be very expensive, however, it is absolutely necessary
because the roof is one of the most important parts of a home and must be
secure.
If you are buying a home, selling a home, or looking to have your roof replaced
then you are most likely in need of a roof inspection. Roof inspections
determine the integrity of a roof. A certified roof inspector will be able to
tell you how long your roof may last and when it will need to be replaced.
Inspectors use special procedures to establish the lifespan of a given roof.
They do not have to walk around on the roof tearing shingles up.
Roof inspectors use modern techniques like infrared to perform roof inspections
now-a-days. With such innovations, they don't even have to touch the surface of
the roof to determine its integrity. Instead, infrared rays are used to locate
parts of a roof that are at higher or lower temperatures than the rest of the
roof. Once the "hot spots" have been identified, the roof inspector can pin
point exactly where heat is escaping.
Replacing a roof can be very expensive, but roof inspections are reasonably
priced. Instead of just assuming that your roof is ok or that it isn’t ok, you
could save yourself a lot of money by having the roof inspected. This could save
you from having to invest in a new roof that you may not need and it could also
inform you of repairs that need to be made that would otherwise lead to
expensive problems.
Roof systems can weaken from normal wear, severe weather conditions, building
movement and improper design, construction and maintenance. If there are roof
repairs that are not dealt with after the first signs of failure then you they
can result in increased damage to the home. Regular roof inspections will lead
to early detection of roof problems and this will not only keep your home safe
and secure, but it will also save you from having to make expensive repairs and
replacement. |
